시계열 분석을 활용한 지목 변화 추정 분석

국문 초록

본 연구에서는 지목의 장래 변화를 예측하기 위해 지적통계 자료를 활용하여 현행 지목 체계의 현황을 파악하고, 이를 시계열 모델에 적용하여 그 결과를 예측 및 분석하였다. 지목 통계자료는 2002년부터 2023년까지의 자료를 활용하였으며, VAR 모형을 이용하여 지목의 현황을 추정하고, 2023년도의 지목 현황과 비교·분석하였다. 먼저, 필지 수와 면적 간의 상관관계를 파악하여 ADF 검정에 따라 통계자료에 2회 차분을 적용하였다. 또한, 적절한 시차를 결정하기 위해 일정한 시차를 비교한 결과로 적절한 시차를 4로 결정하였다. 이에 따라 통계자료를 VAR 모형에 적용하여 지목 현황을 추정 및 분석하였다. 추정된 결과를 실제 1개년의 값과 비교한 결과, 다소 차이가 있지만 추세를 파악할 수 있었다. 전체적인 증감률을 확인한 결과, 증감률의 차이가 1% 미만으로 나타났다. 이러한 시계열 모델을 활용하여 추정한 지목을 통해 단기적인 미래 변화를 추정하는 것에는 유용할 것으로 판단된다.

영문 초록

This study analyses the current status of land categories and applies cadastral statistics to a time series model to identify and predict future changes. The cadastral statistics from 2002 to 2023 were used to analyse land use status and estimate future changes. Before applying the data to the prediction model, a correlation between the number of parcels and their areas was analysed. Additionally, an ADF test was conducted, followed by two differencing steps to maintain stationarity. To determine the proper lag for the model, several lags were tested, and lag 4 was identified as the best lag based on RMSE comparison. Consequently, the data were applied to the model, and the future status of land categories was estimated. According to the comparison of estimated results and real data, it was able to distinguish the trend of land categories despite small differences. The analysis revealed that some land categories, particularly those related to infrastructure or agriculture, exhibit similar trends in future changes. This finding highlights that such time series analysis and prediction methods are useful for estimating short-term changes in land categories, which can be meaningful in designing improved land category models.
