국문 초록

본 연구는 COVID-19 팬더믹 기간을 포함한 2020년 7월부터 2023년 7월까지 높은 분양률을 나타낸 서울·경기 지역의 지식산업센터에 대한 연구를 진행하였다. 기존의 연구에서는 지식산업센터의 매매가격에 물리적 요소가 미치는 영향에 대한 분석이 주를 이룬 반면에, 본 연구에서는 분양가격에 금융적 요소가 미치는 영향을 추가하여 진행한 것에 연구의 의의를 두고 있다. 분석대상은 37개월 동안 서울·경기 지역에서 분양된 지식산업센터를 분양받은 중소기업중 금융기관과 중도금 대출을 통하여 중도금을 납부한 데이터를 토대로 분석을 실시하였다. 본 연구에서는 중도금 대출 시점의 금융적 요소를 중심으로 대출금액, 금리, 기간 등을 분석 하고, 기존 연구에서 주로 다루어진 물리적 요인을 함께 추가하여 분양가격에 미치는 영향을 알아보고자 하였다. 분양가격이라는 종속변수와 14개의 독립변수를 설정하여 기초 통계량 분석을 시행하고, 상관분석을 통하여 변수 간의 관계를 예측하였으며, 다중 선형회귀 분석방법을 사용하여 헤도닉 가격함수를 추정하였다. 연구 결과, 분양금액 대비 중도금대출 비중과 지하철역과의 거리순으로 분양가격에 가장 큰 영향을 나타냈으며, 대출금액, 대출금리, 대출기 간, 개별신용등급 등은 분양가격에 유의하지 않은 것으로 나타났다.

영문 초록

This study conducted a study on knowledge industry centers in Seoul and Gyeonggi Province that showed high sales rates from July 2020 to July 2023, including the COVID-19 pandemic period. UWhile previous studies mainly analyzed the effect of physical factors on the trading price of knowledge industry centers, this study is meaningful in that it was conducted by adding the effect of financial factors on the pre-sale price. This study analyzed the data of small and medium-sized enterprises(SME) who paid intermediate payments through loans with financial institutions among knowledge industry centers sold in Seoul and Gyeonggi Province for 37 months. In this study, the analysis focused on financial factors at the time of the down payment loan, and physical factors were added. Basic statistical analysis was conducted between the dependent variable, the sale price, and 14 independent variables, and correlation analysis was used to predict the relationship between variables, and the hedonic price function was estimated using the multiple linear regression analysis method. The results of the study showed that the ratio of down payment loans to the pre-sale price and the distance to the subway station had the greatest impact on the pre-sale price, while the loan interest rate and loan period were insignificant.
