노년층의 주거선택 요인에 관한 연구

국문 초록

고령화 사회에서 고령사회 및 초고령사회로 진입하는 데 걸리는 시간을 OECD 국가와 비교하면, 미국은 각각 72년과 16년, 일본은 24년과 12년이 소요되었다. 반면, 우리나라는 18년과 8년으로 매우 빠르게 고령화되고 있으며, 이에 대한 준비 기간이 부족한 점이 국가적 문제로 부각되고 있다. 어떻게 노후를준비하느냐에 따라 노인 세대의 생활 안정성이 좌우될 것이며, 노년층이 스스로 적절한 주거 환경을 유지할 수 있는 방안이 필요하다. 따라서 노년층이 주거 소비자로서 어떤 요소를 중요하게 고려하는지 분석하는 것이 고령화 시대 주택시장 변화를 이해하는 데 필수적이다. 분석결과 첫째 주거 주역 환경 요인에 대한 인식은 삶의 만족도에 어떠한 영향을 미치는지에 대한 분석은 가족의 접근성, 이웃이나 친척들과의 교류, 녹지 공간의 충분성, 지역 환경의 전반, 교통의 편리성 순서로 영향력이 큰 것으로 분석되었다. 둘째, 주거 서비스 필요 요인에 대한 인식은 삶의 만족도에 어떠한 영향을 미치는지에 대한 연구는 복합적이라고 할 수 있다. 셋째, 주거 서비스 이용 요인에 대한 인식은 삶의만족도에 어떠한 영향을 미치는지에 대한 연구는 여가･문화･운동 등의 활동과 관련된 서비스가 삶의 만족도에 긍정적인 영향을 미치는 것으로 나타났다. 넷째, 건강한 상태에 노년층의 주거선택은 어느 곳을 택할것인가에 대한 연구에서는 노년층이 혼자 살 경우에는 건강이 좋더라도 생활 서비스가 제공되는 주택을선택하길 원하며, 도시권에 거주하는 경우는 교통의 복잡성, 소음, 인구밀도, 공해 등으로 좀더 주거환경이 좋은 곳을 선택하고 싶어하는 것으로 분석되었다.

영문 초록

When comparing the time taken to enter an aged society and a super-aged society with OECD countries, the United States took 72 years and 16 years, and Japan took 24 years and 12 years, respectively. On the other hand, Korea is aging very quickly, taking 18 years and 8 years, respectively, and the lack of preparation time for this is emerging as a national problem. The stability of the elderly generation’s life will depend on how they prepare for old age, and measures are needed for the elderly to maintain an appropriate residential environment on their own. Therefore, analyzing what factors the elderly consider important as housing consumers is essential to understanding the changes in the housing market in the aging society. The results of the analysis showed that first, the analysis of how the perception of the main residential environmental factors affects life satisfaction was analyzed to be in the order of family accessibility, interaction with neighbors or relatives, sufficiency of green space, overall local environment, and convenience of transportation. Second, the study on how the perception of the need for housing services affects life satisfaction can be said to be complex. Third, a study on how the perception of factors in the use of housing services affects life satisfaction showed that services related to activities such as leisure, culture, and exercise had a positive effect on life satisfaction. Fourth, a study on where the elderly would choose to live in a healthy state showed that when the elderly live alone, they would want to choose a house that provides living services even if they are healthy, and when they live in urban areas, they would want to choose a place with a better living environment due to traffic complexity, noise, population density, and pollution.
