국문 초록

서울시 아파트는 주거의 편리함과 안전 및 거주자간의 갈등이 공존하고 있다. 이 연구의 목적은 아파트 거주자의 인구학적 특성과, 사회·경제적 특성, 주거 물리적 특성과 주거만족도와의 상관관계에 대하여 분석하고 공동체 생활에 대한 방안을 제시하는 데 있다. 이 연구 결과는 다음과 같다. 아파트 거주자의 공동체 의식과 주거 만족도 관계분석에서 첫째, 이웃관계의 회복이다. 공동체 의식 분석에서 소속감, 연대감, 친밀감이 중요한 요소로 나타났다. 이웃 관계의 회복은 아파트 공동체 생활 갈등 문제의 주요한 해결 방법이라고 할 수 있다. 둘째, 아파트 거주자의 사회적 성숙이 필요하다, 사회적 성숙은 사회 안에서 바람직한 어떤 행동의 변화가 일어나는 것을 말한다. 아파트의 주거는 기본적인 ‘의·식·주’는 물론 가족의 행복, 이웃 간의 배려 등이 주거만족과 밀접한 상관관계를 나타낸다. 주거 내에서 행복을 얻지 못하거나 이웃과 잘 지내지 못한 피로한 주거환경은 주거 만족에 부의 영향을 미친다. 그동안은 물리적 발전에 비중을 두어 사회가 성장하였다면, 향후에는 정신적인 면과의 균형을 맞춰야 할 때가 되었다고 할 수 있다. 주거만족에서도 단지내부의 운영, 시설 및 단지외부의 환경면에서 주거만족에 대해 개선을 하려고 노력해왔다면 앞으로는 이웃, 공동체문화, 공동체 환경 등 공동체 의식과 같은 정신적 관점에서도 주거만족을 논의해야 될 것이다.

영문 초록

For apartment in Seoul, housing convenience, safety, and conflict between residents coexist. The purpose of this study is to analyze the correlation between the demographic and socio-economic characteristics of apartment residents, housing physical characteristics, and housing satisfaction, and to suggest a plan for community life. The results of this study are as follows. In the analysis of the relationship between apartment residents' sense of community and housing satisfaction, the first is the restoration of neighborhood relationships. In the analysis of community consciousness, a sense of belonging, solidarity, and intimacy were found to be important factors. Restoration of neighborhood relations can be said to be the main solution to the problem of conflict in apartment community life. Second, the social maturity of apartment residents is necessary, and social maturity refers to the change of certain desirable behavior in society. Housing in apartments is closely correlated with housing satisfaction not only with basic 'dining, dining, and drinking', but also with family happiness and consideration among neighbors. A tired residential environment in which people do not get happy in the residence or do not get along well with their neighbors has a negative effect on housing satisfaction. In the meantime, if society has grown by placing emphasis on physical development, it is time to balance it with the mental aspect in the future. In terms of housing satisfaction, if we have tried to improve housing satisfaction in terms of the operation of the complex, facilities, and the environment outside the complex, housing satisfaction should also be discussed from a mental perspective such as community consciousness such as neighborhood, community culture, and community environment.
