수도권 전세대출보증 사고 특성 분석

국문 초록

2020년 이후 주택경기 침체와 함께 전세보증 사고가 급증하였다. 본 연구에서 서울 및 인천 지역을 중심으로 수도권 전세보증 사고에 관한 지역별 가구 특성을 분석하여, 전세보증 사고 관리를 위한 방안과 시사점을 제시하였다. 이를 위해 국내 보증기관 전세대출보증 데이터와 국가통계포털의 가구 특성 자료를 수집하여 다중회귀분석 모형으로 분석하였다. 분석 결과 종속변수인 ‘사고건수비율’에 가구 특성으로는 ‘조이혼율’과 ‘가구수비율(4세대 이상)’, ‘가구수 10만 이상’ 변수가 양(+)의 영향으로, ‘가구수대비보증건수비율’ 변수는 음(-)의 영향으로 유의미하였고, 지역 특성으로 ‘서울’ 지역 변수가 양(+)의 영향으로, ‘인천’ 지역 변수는 음(-)의 영향으로 유의미하게 분석 되었다. 분석결과를 바탕으로 전세대출보증 사고 감소와 정부의 주거지원정책에 참고가 될 수 있도록 전세대출 및 보증심사과정에서 채무자의 가구 특성 파악 필요성, 부동산 금융 취약자에 대한 금융교육 강화 등을 정책 제언하였다.

영문 초록

Since 2020, the number of Jeonse guarantee default has increased rapidly along with the housing market recession. In this study, we analyzed the regional household characteristics regarding Jeonse guarantee default in each submarket of the metropolitan area, focusing on Seoul and Incheon, and presented measures and implications for the management of Jeonse guarantee default. To this end, we collected domestic guarantee agency Jeonse guarantee data and household characteristic data from the National Statistical Portal and analyzed them using a multiple regression analysis model. As a result of the analysis, the dependent variable, ‘default number ratio’, was significantly affected by the household characteristics of ‘crude divorce rate’, ‘household number ratio (4 or more generations)’, and ‘household number of 100,000 or more’ with positive (+) effects, and the ‘number of guarantees per household’ variable was significantly affected with negative (-) effects. In terms of regional characteristics, the ‘Seoul’ regional variable was significantly affected with positive (+) effects, and the ‘Incheon’ regional variable was significantly affected with negative (-) effects. Based on the analysis results, policy suggestions were made to reduce Jeonse guarantee default and to provide reference for the government's housing support policy, such as the need to understand the borrower's household characteristics in the Jeonse loan and guarantee assessment process and to strengthen financial education for those vulnerable to real estate finance.
