오피스텔의 주거만족요인 연구

국문 초록

최근 1-2인 가구의 증가와 함께 이들의 거주패턴이 오피스텔에 많이 거주하게 되어 주거용 오피스텔의 선택에 영향을 미치는 요인들을 연구하였다. 연구는 서울의 오피스텔에 사는 거주자 설문을 조사한 438개의 유효 샘플을 분석하였으며 SPSS 23.0을 사용하였다. 분석결과 비용요인과 입지요인 및 시설요인이 오피스텔의 선택속성 모델에서 중요한 요인으로 작용함을 알 수 있었다. 특히 비용요인이 가장 중요한 영향력요소였다. 거주자 집단을 남성과 여성, 연령대로 구분하여 살펴본 결과, 남성그룹은 비용요인 다음으로 입지를 중요한 영향요소로 보았다. 반면에 여성그룹에서는 시설요인이 비용 다음의 영향력을 보이고 있었다. 연령대별로 구분하여 살펴본 결과, 20대는 비용의 영향력이 매우 크게 나타났으나 시설요인은 유의미한 영향력을 주고 있지 않았다. 30대는 비용요인 이외에 입지요인, 시설요인 순으로 영향을 미치고 있었다. 이러한 연구결과는 오피스텔 거주자의 인구통계 변인이라는 거주자 집단 타겟에 맞춤형 공급전략이나, 정책전략 등의 수립에 유용한 자료를 제시할 수 있겠다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to investigate factors related to officetel selection. In particular, we subdivide consumer groups to study the characteristics of factors that influence officetel selection. (2) RESEARCH METHOD This study surveyed people living in officetels in Seoul. An empirical research method was applied 438 valid samples were analyzed. To test the proposed model, basic statistical analysis, factor analysis, reliability analysis and regression analysis were performed by using SPSS 23.0. (3) RESEARCH RESULTS The analysis shows that cost characteristics, location characteristics, and facility characteristics were important factors in the officetel selection attribute model. Among them, cost characteristics were the most important choice factor. 2. RESULTS According to the research, cost characteristics were the most important factor in choosing officetel for both men and women. Men thought location characteristics was the next important factor after cost characteristics. Women, on the other hand, considered facility characteristics as important after cost characteristics. Cost characteristics had a greater impact on people in their 20s than on people in their 30s. Facility characteristics did not significantly affect the 20s.
