국문 초록

본 연구는 재개발·재건축사업의 기본적인 이해를 바탕으로 재개발·재건축사업을 진행함에 있어 문제가 되거나 영향을 끼치는 요인을 분석하여 창원시의 재개발·재건축사업의 활성화에 관한 방안을 제시하는데 그 목적이 있다. 본 논문에서는 창원시의 재개발·재건축사업의 진행에 있어 문제가 되거나 영향을 끼치는 요인으로 사업 내부적 요인, 사업 외부적 요인, 사업 참여자 요인이 있을 것으로 보았다. 그리고 객관적으로 이를 분석하기 위해 전문가 인터뷰를 이용한 AHP기법을 통해 실증 분석하였다. AHP분석결과, 창원시의 재개발·재건축사업을 진행함에 있어 문제가 되거나 영향을 미치는 요인들에 대한 결과가 사업 외부적 요인에 대한 상대적 중요도가 가장 높게 나타났고, 다음으로 사업 내부적 요인이, 사업 참여자 요인의 순서로 나타났는데, 이를 통해 창원시의 재개발·재건축사업의 활성화에 있어서 문제요인으로 사업 외부적 요인이 상대적으로 중요하다는 것을 알 수 있다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to propose revitalization measures of Integrated Changwon city’s reconstruction/redevelopment projects by analyzing the problems and its affecting factors. This study focuses and discusses in particular the projects of the integrated city of Changwon which formed from the merger of the three cities, Masan, Old Changwon, and Old Jinhae in 2007. (2) RESEARCH METHOD We expected internal/external factors and project participants to be critical in affecting the progress of Integrated Changwon city’s reconstruction/redevelopment projects and in order to conduct an objective analysis, this study utilized the AHP technique(Analytic Hierarchy Process) using interviews experts. (3) RESEARCH FINDINGS The results of the analysis showed that the external factors had the highest relative importance followed by the internal factors and project participants. This study clearly showed that the revitalization problems of Integrated Changwon’s projects were most affected by the projects’ external factors. 2. RESULTS As is the case with Integrated Changwon city’s, in order to resolve the many problems and revitalize projects in the analysis results of AHP technique, external factors such as unsold housing, real estate market, real estate policies and the shrinking population all need to be considered along with finding out the problems due to internal factors and related participants.
