국문 초록

본 연구는 사회기반시설 투자가 아파트 가격에 미치는 영향을 연구하고자 한다. 서리풀터널 착공과 완공에시점을 기준으로, 사회기반시설 신설이 서울 방배동 일대 아파트 가격에 대한 미치는 영향을 이중차분 회귀분석을 통해실증적으로 분석하고, 버퍼 분석을 통해 단계별, 거리별 효과를 살펴보았다. 그 결과 착공과 완공 단계에 따라 아파트 가격에 미치는 영향이 다르게 나타났다. 착공 단계에서는 공사 시작전후 6∼9개월을 비교했을 때 500m 이내에서 실거래가격이 유의하게 상승하는 것으로 나타난 반면, 준공 단계 세부 모형을 보면, 정확한 준공 시점에서는 유의한 영향이 관찰되지 않았다. 하지만 완공 3개월 전을 기준으로 했을때, 이후 9개월과 500m 및 1km 거리 모두에서 통계적으로 유의한 양의 변화가 관찰되었다. 본 연구는 대규모 사회기반시설 투자에 따른 아파트 가격의 실제 변동에 대한 실증적 근거를 제공한다. 사회기반시설이 주택가격에 미치는 영향은 시간과 거리에 따라 다르게 나타날 수 있다. 이러한 복잡성으로 인해 관련 정책 대응에는 훨씬 더 신중한 연구가 필요하다는 것을 시사한다.

영문 초록

This study aimed to understand the impact of social infrastructure investment on apartment prices. Using a difference-in-differences(DID) regression analysis, we empirically analyzed the impact of the new establishment of infrastructure on apartment prices in Bangbae-dong, Seoul by the commencement and completion of the Seoripul Tunnel, examining the effects step-by-step and by distance from the street using buffer analysis. Our findings revealed that the influence on apartment prices varied depending on the commencement and completion stages. For the commencement phase, a significant increase in actual transaction prices was observed within 500m when comparing 6 to 9 months before and after the construction started. On the other hand, during the completion phase, no significant influence was observed at the exact time of completion. However, when considering three months before completion, statistically significant positive changes were observed in both the subsequent 9 months and within distances of both 500m and 1km. This research provides an empirical evidence of the actual fluctuations in apartment prices due to large-scale social infrastructure investments in the area. The effects of social infrastructure on housing prices can manifest differently across time and distance from it. Such complexities suggest that related policy responses require much more careful research.
