국문 초록

본 연구는 주택 수요 인식이 주택 안정성과 삶의 질에 미치는 영향을 분석하며, 이 과정에서 주택가격 안정 기대가 매개 역할을 하는지를 탐색하는 것을 목표로 한다. 기존 연구들은 거시경제 요인과 주택가격 간의 관계에 초점을 맞추었지만, 주택 수요의 심리적 요인이 주택 안정성에 미치는 영향에 관한 실증적 연구는 제한적이었다. 이러한 연구의 공백을 보완하기 위해 서울 거주 성인 500명을 대상으로 설문조사를 실시하였으며, 구조 방정식 모형(SEM, Structural Equation Modeling)을 활용하여 경제적 요인, 부동산 정책, 생활 SOC, 주택가격 안정 기대, 주택 안정성, 주관적 삶의 질 간의 인과관계를 분석하였다. 분석 결과, 경제적 요인과 생활SOC는 주택 가격 안정 기대를 매개로 주관적 삶의 질과 주택 안정성에 유의미한 영향을 미치는 것으로 나타났다. 반면, 정부의 부동산 정책은 통계적으로 유의미한 영향을 보이지 않았다. 따라서, 이러한 결과는 주택정책이 단기적인 시장 개입에 그치는 것이 아니라, 거시경제적 안정, 생활 SOC의 확충, 정책 신뢰도 제고 등을 고려해야 함을 시사한다. 궁극적으로, 주택수요자의 심리와 기대를 반영한 장기적이고 예측할 수 있는 정책이 필요하다.

영문 초록

This study aims to analyze the impact of housing demand perceptions on housing stability and quality of life, mediated by housing price stability expectations. While previous studies have focused on the relationship between macroeconomic factors and housing prices, empirical research on the psychological influence of housing demand on housing stability remains limited. To address this gap, a survey was conducted with 500 adult residents in Seoul, and structural equation modeling (SEM) was utilized to examine the causal relationships among economic factors, real estate policies, living SOC, housing price stability expectations, housing stability, and subjective quality of life. The results indicate that economic factors and living SOC significantly influence subjective quality of life and housing stability through housing price stability expectations, whereas government real estate policies did not show statistically significant effects. These findings suggest that housing policies should go beyond short-term market interventions and consider macroeconomic stability, the expansion of living SOC, and the enhancement of policy credibility. Ultimately, long-term and predictable policies that reflect the psychology and expectations of housing demand are essential.
