국문 초록

본 연구는 경인항 항만시설관리권의 매각 확대를 위한 전략을 수립하고자, 잠재적 매수자 87개 기업을 대상으로 실증분석을 실시하였다. 설문조사 결과, 응답기업의 64.7%가 항만시설관리권 제도를 모르고 있었으며, 매입 저해요인으로는 행정적 불편함(44.1%), 용도에 대한 이해 부족(38.2%), 관심 부족(36.8%) 등이 지적되었다. 이러한 분석결과를 바탕으로 매각 확대를 위한 네 가지 전략을 제시하였다. 첫째, 잠재고객 발굴 및 홍보 강화를 위해 전담인력을 확충하고 맞춤형 마케팅을 실시한다. 둘째, 계약기간과 양도단위 금액의 다양화를 통해 매각조건을 유연화한다. 셋째, 기존 매입기업에 대한 관리를 강화하고 추가 매입을 유도한다. 넷째, TF팀 구성을 통해 체계적인 매각 로드맵을 수립하고 실행한다. 본 연구는 실제 수요자의 니즈를 실증적으로 분석하여 실효성 있는 매각 확대 전략을 제시했다는 점에서 의의가 있다. 다만, 조사대상의 한정성과 법·제도적 개선방안 분석의 미흡함은 한계점으로 지적된다. 향후 이러한 한계를 보완하는 후속 연구가 이루어진다면 경인항 항만시설관리권 매각 활성화에 기여할 수 있을 것으로 기대된다.

영문 초록

This study conducted an empirical analysis of 87 potential buyers to develop strategies for expanding the sale of port facility management rights at Incheon-Gimpo Port. The survey results revealed that 64.7% of respondents were unaware of the port facility management rights system. Major barriers to purchase included administrative inconvenience (44.1%), lack of understanding regarding its use (38.2%), and lack of interest (36.8%). Based on these findings, four strategies for expanding sales were proposed. First, dedicated personnel will be increased, and customized marketing efforts will be implemented to identify and promote potential customers. Second, sales conditions will be made more flexible by diversifying contract periods and transfer unit amounts. Third, the management of existing purchasing companies will be enhanced, and additional purchases will be encouraged. Fourth, a systematic sales roadmap will be established and executed through the formation of a task force team. This study is significant for proposing effective sales expansion strategies based on an empirical analysis of actual buyer needs. However, it has limitations, including a restricted scope of survey subjects and insufficient analysis of legal and institutional improvement measures. Future studies addressing these limitations are expected to contribute to activating the sale of port facility management rights at Incheon-Gimpo Port.
