퍼지측정을 이용한 실버타운 평가

국문 초록

우리나라는 2008년 7월 현재 65세 이상의 노인인구가 전체인구의 약 10.3%로서 급속한 고령화 현상을 보이고 있으며, 오는 2018년에는 ‘고령사회’에 진입될 것으로 전망된다. 인구의 고령화와 함께 경제력을 갖춘 노인세대들이 증가함에 따라서 실버타운과 같은 노인전용 주거시설에 대한 관심이 높아지고 있다. 본 연구는 향후 실버타운에 입주를 희망하는 예비수요자들이 실버타운을 선택할 때 검토하는 사항들을 AHP(Analytic Hierarchy Process)기법을 활용하여 상대적인 중요도를 분석하여 종합지표를 작성함으로써 예비수요자들이 실버타운 선택 시 합리적인 판단을 할 수 있는 평가방안을 제시하는데 그 목적을 두었다. 연구결과는 다음과 같다. 1) 실버타운 선택 시 고려하는 항목의 중요도는 경제성이 가장 높고, 그 다음이 접근성, 쾌적성의 순으로 나타났다. 2) 접근성의 중요도는 대형병원이 가장 높고, 다음으로 대형편의시설과 도심은 비슷하며 대중교통 정류장은 가장 낮게 나타났다. 3) 쾌적성의 중요도는 주거환경이 가장 높고, 다음으로는 서비스, 단지시설로 나타났다. 4) 경제성의 중요도는 입주금액이 가장 높고, 다음으로는 운영주체의 신뢰감과 월 사용비용이 비슷하며, 입주방식이 가장 낮게 나타났다. 5) 입주선택 의사결정에 있어서의 영향 값 상위 5개의 항목은 입주금액, 운영주체의 신뢰감, 월 사용비용, 주거환경, 대형병원과의 근접으로 이들 5개 항목이 의사결정에 큰 영향을 주는 것으로 나타났다. 항목별 영향값을 기초로 하여 퍼지측정에 의한 실버타운의 평가결과를 수치화함으로써 예비수요자들이 선택을 하는데 도움을 줄 수가 있을 것이다.

영문 초록

Korea’s elderly people over the age of 65 represent approximately 10.3% of total population as of July 1, 2008. As the elderly increase rapidly, it is predicted that Korea will become Aged Society by the 2018. As the elderly with financial abilities increase, elderly living arrangements such as silver town are being highly attracted. The purpose of this study is to suggest a reasonable decision-making method to preliminary demanders by providing evaluation index using AHP methodology. The results were as follows: 1)In the result of importance priority analysis when choosing silver town, the economic factors were evaluated the highest and next was proximity, but amenity was shown the lowest. 2)In the result of importance priority analysis of proximity, proximity to general hospital was evaluated the highest and proximity to large convenience complex and downtown were evaluated similarly, but proximity to station was shown the lowest. 3)In the result of importance priority analysis of amenity, residential environment was evaluated the highest and service was next, but complex facilities were shown the lowest. 4)In the result of importance priority analysis of economic factors, entry fee was evaluated the highest and confidence in operating company and monthly fee were evaluated evenly, but entry contract type was shown the lowest. 5)It was found that 5 high-ranking items with large importance priority were entry fee, confidence in operating company, monthly fee, living environment and proximity to general hospital, which had a great influence on decision-making to move into silver town. It seems useful to apply fuzzy measures in choosing silver town for preliminary demanders by making it possible for evaluation results to be expressed quantitatively.
