국문 초록

본 연구는 수도권 청년층의 주거지가 소득 수준에 따라 공간적으로 분리되고, 이러한 현상이 ‘이중 도시(Dual City)’의 형태로 구조화되고 있음을 실증적으로 분석하였다. 이를 위해 2005년부터 2020년까지 국민건강보험 데이터를 활용하여 수도권 청년층의 소득별 주거지 분포 변화를 파악하고, 공간적 상이 지수(Index of Dissimilarity)와 입지 계수(Location Quotient, LQ)를 적용하여 주거지 분리 및 집중 양상을 살펴보았다. 연구 결과, 수도권 청년 주거지의 공간적 분리는 고착화되고 있었다. 고소득층 청년들은 서울 강남권 및 경기 남부 지역에 집중되는 반면, 저소득층 청년들은 서울 외곽 및 수도권 변두리 지역에 분포하는 경향이 두드러졌다. 특히 상위 소득층의 주거지는 더욱 집중되는 반면, 하위 소득층의 주거지는 점진적으로 확산되는 양상을 보이는데, 이는 경제적 배경이 청년들의 공간적 기회를 구조적으로 제한하는 요인으로 작용하고 있음을 시사한다. 본 연구는 수도권 청년층의 주거 불평등이 단순한 경제적 격차를 넘어 공간적 차원에서 심화되고 있음을 규명하였으며, 이를 통해 청년 불평등을 보다 복합적으로 이해해야 할 필요성을 강조한다. 향후 주거 정책은 경제적 불평 등 뿐만 아니라 공간적 불평등을 완화하는 방향으로 설계되어야 하며, 청년층이 보다 균등한 주거 기회를 누릴 수 있도록 하는 제도적 기반이 마련되어야 할 것이다.

영문 초록

This study empirically analyzes the spatial segregation of young adults in the Seoul Metropolitan Area based on income levels, demonstrating the emergence of a “dual city” structure. Using National Health Insurance data from 2005 to 2020, we examine changes in the residential distribution of young adults by income bracket and apply the Index of Dissimilarity and Location Quotient(LQ) to assess patterns of segregation and concentration. The findings reveal that the spatial segregation of young adults in the Seoul Metropolitan Area has become increasingly entrenched over time. High-income young adults are concentrated in affluent areas such as Gangnam in Seoul and southern parts of Gyeonggi Province, whereas low-income young adults tend to reside in peripheral and less affluent areas. Notably, the residential concentration of high-income groups has intensified, while the residential areas of low-income groups have expanded. This suggests that economic background structurally limits young adults’ access to spatial opportunities. This study highlights that housing inequality among young adults in the Seoul Metropolitan Area extends beyond economic disparities to spatial dimensions, necessitating a more comprehensive approach to understanding youth inequality. Future housing policies should address not only economic but also spatial inequalities to ensure equal access to residential opportunities, thereby establishing a more inclusive urban environment for young adults.
