국문 초록
택지개발지구 내 점포겸용 단독주택용지는 주택과 상가 용도가 복합된 부동산으로 주목받고 있다. 본 연구는 2017년 공급제도 변경 이후, 수도권 택지지구에서 매각된 점포겸용 단독주택용지의 경쟁입찰 매각가격을 종속변수로 가격에 영향을 미치는 요인을 헤도닉 가격 모형으로 분석하였고, 결과는 다음과 같이 나타났다.
첫째, 점포겸용 단독주택용지는 다가구주택의 임대면적과 건축 가능여부가 매각가격에 양의 영향을 미치는 것으로 나타났다. 또한 주거환경 요인은 매각가격에 유의하지 않은 것으로 나타나 거주자의 주거환경은 매수자에게 중요하게 고려되지 아니함을 시사하며 거주보다 임대목적이 더 중요하게 작용함을 나타낸다.
둘째, 상업 기능 관련 변수들은 대부분 입찰가격에 양의 영향을 미치는 것으로 나타났다. 독립변수들은 입지, 접근성, 배후 수요를 설명하는 변수이며, 이는 주택 측면의 특성 보다 상가 수익의 특성 요인들이 매각가격에 더 크게 영향을 미치는 것으로 나타났다.
본 연구는 점포겸용 단독주택용지의 상품특성이 수익형 부동산임을 규명하고, 필지별 매각가격 영향요인을 실증분석한 최초의 연구로서 학문적, 실무적 의의가 있다.
영문 초록
This study analyzed the factors influencing the sales price of store-housing land in land development districts. Store-housing land, which combines residential and commercial functions, has garnered significant interest as a profitable real estate product. This study employs the hedonic price model to analyze the variables affecting sales prices in competitive bidding. The analysis reveals two key findings, residentail rental income and commercial function.
Variables related to the rental income potential of multi-family houses on store-housing land, such as floor area ratio and land usability period, positively influence bidding prices. This indicates that the potential rental income value of these properties is a critical factor Most variables that enhance the commercial value of store-housing, such as location, accessibility, demand and potential demand also positively impact bid prices. These factors suggest that the commercial function's value is significantly reflected in the sales price of store-housing land.
This research is academically significant as it is the first to investigate the characteristics of store-housing land in land development districts and empirically analyze the factors influencing sales prices of individual parcels. The empirical findings provide practical implications for determining the sales price of store-housing land, offering insights for both market participants and policymakers.
