국문 초록

도시개발사업 도중에 사업권이 이양되면 양도자와 양수자간 합의를 하게 되는데 합의가 이루어지지 않을 경우 사업권의 가치평가에 문제점이 생기게 된다. 본 연구는 도시개발사업의 시행단계별 가치를 객관적으로 산정하여 사업권 이양에 따른 분쟁을 방지할 수 있는 객관적 자료로서 활용될 수 있게 함으로써 도시개발사업을 활성화하는데 목적이 있다. 건설회사(시공사)집단을 전문가를 대상으로 AHP기법을 이용한 전문가설문조사를 통해 도시개발사업의 시행단계별 가중치를 분석하였고, 동천구역을 사례로 시행단계별 토지가격의 비중을 분석해 설문조사의 가중치와 비교해 보았다. 설문에서는 실시계획단계>구역지정단계>사업시행단계의 순으로 가중치가 분석되었고, 동천구역의 경우 실시계획단계>사업시행단계>구역지정단계 순으로 토지가격의 비중이 높게 나타났다. 이러한 차이는 엄부기여도를 어떻게 고려할 것인가에 대한 추가 연구가 필요함을 시사한다.

영문 초록

When License is transferred during the Urban development projects, Transferor and the assignee is generally agreed. If no agreement is reached, the valuation of licenses to be brings problems. The purpose of this study, is to calculate the objective value of the urban development project at a particular stage of a project. Objective data as to avoid conflict is utilized. Urban development projects will invigorate Construction Company (Contractor) has established an expert group the AHP survey. As experts in urban development will be calculated the value of the urban development project at a particular stage. Practical examples are the Dongcheon development project calculating the value of land prices. The weights of the survey with the value of land prices in Dongcheon development project were compared. In survey Execution Plan step > Zone Designation step > Implementing a Project step was analyzed by weight. In Dongcheon development project Execution Plan step > Implementing a Project step > Zone Designation step was analyzed by value of land prices.
