시니어타운 일반특성 및 재정특성이 입주의향에 미치는 영향

국문 초록

본 연구는 시니어타운 입주의향에 영향을 미치는 요인에 대해 실증분석하기 위해 이루어 졌다. 시니어타운 입주의향에 영향을 미칠 다양한 요소중에서 일반적인 특성과 재정적인 특성에 주목하여 연구 변수를 설정하였다. 일반적인 특성으로 의료서비스접근성, 편의시설, 커뮤니티프로그램, 교통편의성, 브랜드명성을 설정하였고, 재정적특성으로 합리적주거비용, 재정지원혜택, 상속증여서비스제공, 후견서비스제공, 유산정리서비스제공으로 설정하였다. 전국의 50세이상 시니어를 대상으로 설문조사를 실시하여 이중 유효한 250부를 활용하였다. 실증분석 결과는 다음과 같다. 의료서비스접근성, 커뮤니티프로그램, 교통편의성, 브랜드명성, 합리적주거비용, 상속증여서비스제공, 후견서비스제공은 시니어타운 입주의향에 유의한 정(+) 의 영향을 미치는 것으로 나타났다. 반면, 편의시설, 재정지원혜택, 유산정리서비스제공은 시니어타운 입주의향에 미치는 유의한 영향관계가 검정되지 않았다. 시니어타운 입주의향에 영향을 미치는 변인의 영향력 크기는 의료서비스접근성, 브랜드명성, 커뮤니티프로그램, 교통편의성, 후견서비스제공, 상속증여서비스제공, 합리적주거비용 순으로 나타났다.이러한 연구 결과를 바탕으로 학술적 및 실무적 시사점을 제시하였다.

영문 초록

This study empirically analyzed the factors influencing the residential intention of senior towns. The research focused on general characteristics, including accessibility to medical services, convenience facilities, community programs, transportation convenience, and brand reputation, as well as financial characteristics such as reasonable housing costs, financial support benefits, provision of inheritance and gift services, provision of guardianship services, and estate settlement services. A survey was conducted among seniors aged 50 or older across the country, resulting in 250 valid responses. The analysis indicated that accessibility to medical services, community programs, transportation convenience, brand reputation, reasonable housing costs, provision of inheritance and gift services, and provision of guardianship services significantly positively influenced the residential intention of senior towns. Conversely, convenience facilities, financial support benefits, and estate settlement services did not show significant influence. The factors were ranked by their influence as follows: accessibility to medical services, brand reputation, community programs, transportation convenience, provision of guardianship services, provision of inheritance and gift services, and reasonable housing costs. Based on these findings, implications for designing senior towns and future research directions were discussed.
