주거용 부동산 내재특성이 경매 낙찰가율에 미치는 영향 - 임차인 권리보호제도 특성을 중심으로

국문 초록

본 연구는 서울지역 주택과 아파트 경매 물건을 이용하여 물건 특성 및 임차인 권리보호 제도 관련 변수가 경매부동산 낙찰가율에 미치는 영향을 분석하였다. 분석에 이용한 데이터의 시간적 범위는 2017년 1월부터 2021년 6월까지로 설정하였으며, 분석방법은 다중회귀분 석을 이용하였다. 주택 관련 모형에는 총 17개 변수를 모형에 투입하였으며, 아파트 관련 모형에는 총 16개 모형이 투입되었다. 이는 아파트는 위반건축물이 존재하지 않기 때문이다. 그리고 분석에 이용된 경매 관측치 수는 주택 321건, 아파트 396건이다. 임차인 권리보호제도가 있는 모형Ⅰ-2와 모형Ⅱ-2를 비교하면, 주택은 유찰횟수, 응찰수, 청구액, 감정가, 공유 지분여부, 선순위전세권 순서로 낙찰가율에 영향을 미치고, 아파트는 유찰횟수, 응찰수, 대항력임차인, 권리신고 여부, 건물면적, 매각기일 변경여부 순서로 낙찰가 율에 영향을 미친다.

영문 초록

The purpose of this study is to analyze the effect of property characteristics and tenant rights protection system variables on the auction real estate bid price rate by using housing and apartment auction items in Seoul area. The time range of the data used in the analysis was set from January 2017 to June 2021, and the analysis method was multiple regression analysis. A total of 17 variables were applied to the housing-related model, and a total of 16 models were applied to the apartment-related model. Comparing the model I-2 and model II-2 with the tenant rights protection system, the housing affects the winning bid rate in the order of the number of bids, bids, claims, appraisers, share ownership, and senior lease rights.The apartment affects the winning bid rate in the order of the number of bids, the number of bids, the countervailing tenant, whether to declare the right, the building area, and whether to change the sale date.
