The purpose of this study is to propose an improved way of maintenance management of rental apartments, public or private, on the basis of questionnaires and interviews on decision making entity, complex maintenance and unit maintenance, with heads of management office of rental apartments in Chengju city. The recommendations are as follow.
(1) Public rental apartments proved to have more specialized management teams with more units in control per manager, than private rental apartments. It is recommended for specialized management teams to rove complex, instead of working at a fixed complex.
(2) Higher rate of public rental apartment complexes had the regulations on management and maintenance than private rental apartment complexes. In addition, public rental apartments showed more efficiency in maintenance, safety control, and reaction on the emergent repairs, than private rental apartments. The representative entity of tenants, in general, was hardly found to exist, which implies that the entity have to be organized for tenants" active participation in the maintenance management of the complex.
(3) For the unit maintenance, public rental apartments had more items for which the management office is responsible, than private rental apartments. Most of apartment complexes, public or private, did not have concrete regulations on the responsibility of repair, so that a regulation is recommended to be made to stipulate the checklist of move-in and move-out, and locus of responsibility of repair.
