국문 초록

본 연구는 한국의 아파트 경매시장과 매매시장 간의 관계를 분석하였다. 기존 연구들이 특정 지역에 한정되거나 경매제도의 특수성을 충분히 고려하지 못한 한계를 보완하기 위해, 본 연구는 2005년 1월부터 2024년 12월까지의 전국 단위 마이크로데이터를 활용하고, 1ㆍ2차 낙찰가율을 중심으로 실증분석을 수행하였다. 연구 결과, 첫째, 경매시장은 매매시장보다 서울에서는 약 8개월, 전국적으로는 약 9개월 선행하는 것으로 나타났다. 둘째, 1ㆍ2차 낙찰가율과 실거래매매가격지수 간에는 비선형 관계가 존재하며, ‘하락-상승-하락’의 패턴을 보였다. 셋째, 특정 범위(1ㆍ2차 낙찰가율 기준 78.7~171.3%) 내에서는 낙찰가율이 매매가격과 양(+)의 관계를 가지지만, 이를 벗어나면 음(-)의 관계로 전환될 가능성이 있다. 넷째, 총낙찰가율보다 1ㆍ2차 낙찰가율이 경매시장의 정보를 보다 정확하게 반영하는 지표임이 확인되었다.

영문 초록

This study analyzes the relationship between the apartment auction market and the sales market in South Korea. To address the limitations of previous studies, which were limited to specific regions and failed to fully consider the unique characteristics of the Korean auction system, this research utilizes nationwide microdata from January 2005 to December 2024. This study focuses on the winning bid ratio of the first and second auction rounds in conducting the empirical analysis. The key findings are as follows. First, the auction market leads the sales market by approximately eight months in Seoul and nine months nationwide. Second, a nonlinear relationship exists between the winning bid ratio and the actual transaction price index, forming a “decline-rise-decline” pattern. Third, the winning bid ratio maintains a positive relationship with the transaction price index within a specific range (78.7-171.3% for the first and second rounds), but outside this range, the relationship turns negative. Fourth, the winning bid ratio of the first and second auction rounds serves as a more accurate indicator of market conditions than the total winning bid ratio.
