국문 초록

타운사업지구에서 저가·소형 주택을 소유하고 있는 고령 가구주는 뉴타운사업으로 기존 주택이 멸실하게 되어 별다른 소득원이 없는 가구에게는 사업자체가 큰 생활상 위험이 되고 있다. 뉴타운사업지구에 거주하고 있는 저가·소형 주택 소유 고령 가구주에 대한 설문조사 결과 자산규모에 따라 임대소득과 생활비가 달라짐을 알 수 있다. 그리고 임대소득 중 대부분을 생활비에 충당하고 있다. 기존 주택에 대한 보상금으로 노후생활에 필요한 소득창출을 위해 수익성 상가에 투자할 계획이 있다고 응답한 비율이 가장 높았다. 이 연구를 통해 저소득층에게 주거서비스를 제공하는 한편, 적은 규모의 자산 외에 별다른 소득이 없는 고령 가구주에게 소득원이 되는 저가·소형주택의 적절한 공급을 위한 주택정책 수립이 필요함을 절감할 수 있다.

영문 초록

This paper investigates the importances of assets for old age within New-town project area. We surveyed to old age people, have low income and a cheap-and-small multi-family house. The results are as followings; first, asset prices and rental income is correlated with the cost of living, but rental income is principal income and spend to expense for living to a cheap-and-small house people. second, The higher asset prices and rental income, the more prefer to the income producing assets, especially retail property, for old age assets. third, They would like to have a fee simple rights, acquire income producing retail property with compensation. This paper provides the insights as followings; first, government housing policy consider the plan to increase and / or maintain the cheap-and-small house stock in relation to the roles of that house in housing market. second, plan to income sources and preferences of old age people is required in order to protect them to descend low income stratum.
