국문 초록

본 연구는 전 세계와 중국의 인구 고령화 배경 속에서 점점 두드러지고 있는 빈둥지 노인의 주거 문제를 연구 대상으로 삼아, 중국 노후 주거 공간의 최적화 개조에 초점을 맞추었다. 본 연구는 빈둥지 노인 집단의 다차원적 요구(자립 능력, 사회 참여, 건강·안전, 경제적 보장, 정신적 위안)를 명확히 하고, 노후 주거 단지의 특성을 분석하며, 국내외의 대표적인 고령 친화적 개조 사례를 결합하였다. 이를 통해 적응적 재이용, 탄성 디자인, 무장애 디자인을 기반으로 한 실내 공간 이론 체계와 참여적 디자인, 임파워먼트 이론, 협력 경제 이론을 기반으로 한 실외 공동체 환경 최적화 체계를 구축하였다. 나아가 “요구 출발점—공간 유형—전형적 사례—이론적 방법—디자인 원칙”의 완전한 이론적 틀을 형성하였다. 본 연구는 최소 개입, 정서적 보존, 기능 복합, 안전 무장애, 조작 가능성, 참여성, 사회적 체험, 경제적 보장 등 여덟 가지 고령 친화적 디자인 원칙을 제안하며, 빈둥지 노인이 직면한 복합적 주거 곤란을 해결하고 생활의 질을 향상시키며 공동체 자원의 순환과 지속 가능한 발전을 촉진하고자 한다. 연구 성과는 중국의 군현(县域) 단위 빈둥지 노인 주거 공간 실천 개조에 체계적인 이론적 근거와 실행 지침을 제공할 뿐만 아니라, 심각한 고령화 문제에 직면한 한국 등 국가의 고령 친화적 주거 환경 최적화에도 유의미한 이론적 참고와 실천적 시사점을 제공한다.

영문 초록

Amid the backdrop of global and domestic population aging, this study focuses on the increasingly prominent housing challenges faced by empty-nest elderly individuals in China, with an emphasis on the optimization and renovation of elderly residential spaces. The research clarifies the multidimensional needs of the empty-nest elderly population—including independent living, social participation, health and safety, economic security, and emotional comfort—and analyzes the spatial characteristics of aging residential communities. By integrating representative domestic and international cases of age-friendly renovation, the study establishes an indoor spatial theoretical framework based on adaptive reuse, resilient design, and barrier-free design, as well as an outdoor community environment optimization framework grounded in participatory design, empowerment theory, and cooperative economy theory. A comprehensive theoretical model—comprising “needs-driven approach—spatial typology—representative cases—theoretical methods—design principles”—is proposed. The study presents eight age-friendly design principles: minimal intervention, emotional preservation, multifunctionality, safety and accessibility, operability, participation, social experience, and economic security. These principles aim to address the complex residential difficulties of empty-nest elderly individuals, improve their quality of life, and promote the circulation of community resources and sustainable development. The research outcomes not only offer systematic theoretical support and practical guidance for the renovation of elderly housing at the county level in China, but also provide meaningful theoretical references and practical insights for countries like South Korea that are facing severe aging-related challenges.
