국문 초록

This study identified the differences by deriving the main factors affecting apartment prices in residential districts of Daegu City, considering that housing prices are created differently for each autonomous district. A total of 4,785 data on the actual transaction price of apartments in 2023 provided by the Ministry of Land, Infrastructure and Transport were analyzed using a hedonic price model. As a result, the factors influencing apartment prices in Daegu showed differences by autonomous districts. In addition, in all autonomous districts except Dalseong-gun, the 'variable on the characteristics of housing districts' showed the greatest influence, and in the 'variable on the characteristics of apartment complexes', the higher the transaction floor, the higher the price. Based on these research results, it will provide various-based facilities and services should be solved by closely understand regional characteristics of the local characteristics of the housing market price decisions.
