영문 초록

This study analyzed the effect of the government’s housing policy on the shifting trend to monthly rent of apartments in the Seoul metropolitan area using a regression analysis model. Monthly rent has been in progress for a long time in the apartment rental market in the Seoul metropolitan area, but it is accelerating as government regulations accumulate. The metropolitan area is currently undergoing rapid structural changes in the rental market, so research on understanding is needed. In the apartment rental market in the Seoul metorpolitan area, which is undergoing rapid change, a study was conducted on lessors. As a result, financial factors were derived in the first place, tax factors in the second place, real residence factors in the third place, rental policy factors in the fourth place did have a significant effect. However, it turns out that loan regulatory factor has no effect. This study secured the originality and differentiation of the study and has theoretical or academic significance in that it conducted an impact study on the trend of apartment rentals in the Seoul metropolitan area by the government´s housing policy.
