국문 초록

최근 10년간 전국 주택가격은 지속적인 상승세를 이어온 가운데, 2021년 12월 최고점에 도달한 뒤 2023년 3월 현재까지 지속적인 하락세를 이어오고 있다. 본 연구에서는 주택거래가격 상승 및 하락 시기에 17개 시도 및 행정구역별로 거래되는 주택가격의 민감도를 나타낼 수 있는 지수를 개발하여 전국적으로 부동산 시장을 시계열 및 횡단면 분석을 통해 지속적으로 모니터링 할 수 있는 방법을 제시하고자 한다.

영문 초록

Over the past 10 years, housing prices across the country have continued to rise, peaking in December 2021, continuing to decline until March 2023. In this study, a methodology that can continuously monitor the real estate market nationwide through time series and cross-sectional analysis by developing an index that can indicate the sensitivity of housing prices traded by 17 cities and administrative districts during the period of rising and falling housing transaction prices would like to present.
