사회주택 입주자 주거만족도 및 만족도 영향 요인 분석

국문 초록

본 연구의 목적은 서울시에서 공급하는 사회주택을 대상으로 주거 만족도를 평가하고 주거 만족도에 영향을 미치는 요인을 분석하여 입주자 만족도 제고를 위한 개선 방향을 제안하는 것이다. 분석 결과, 사회주택에 거주하는 응답자는 초기 공급 비율이 높았던 리모델링형 사회주택에 거주하는 비율이 높았고 20-30대의 젊은 여성의 거주 비율이 높았다. 사회주택 입주자 주거 만족도는 전반적으로 보통(3점) 이상의 만족 수준을 나타냈으며 전반적인 주거만족도에 긍정적인 영향을 미치는 요인으로는 ‘주거 내부구조 및 각 호실 크기’, ‘주택 내부 시설 청결’, ‘장기간 거주 가능한 임대기간’, ‘주거비 수준’, ‘주택 내 커뮤니티 활동’, ‘입주자 간 생활규칙 준수성 관리’로 나타났다.

영문 초록

The purpose of this study is to evaluate housing satisfaction for social housing provided by Seoul Metropolitan Government and analyze factors affecting housing satisfaction to suggest improvement directions to improve occupant satisfaction. As a result of the analysis, respondents living in social housing had a high rate of living in remodeled social housing, which had a high initial supply rate, and a high percentage of young women in their 20s and 30s. Social housing occupants' housing satisfaction level was generally higher than average (3 points), and the factors that had a positive effect on overall housing satisfaction were 'residential internal structure and size of each room', 'cleanliness of housing facilities', and 'long-term It was found in 'livable rental period', 'housing cost level', 'community activities in the house', and 'management of compliance with living rules among residents'.
