국문 초록

아파트 관리비의 결정은 개별단지의 지역적ㆍ물리적 특성뿐만 아니라 아파트단지의 노후화에 따른 관리활동의 차이가 최종적으로 결정되는 공용관리비에 상이한 영향을 미칠 수 있다. 이런 점에서 본 연구는 경기 남부의 평택, 안성을 중심으로 공용관리비 결정요인을 통제한 후 경과연수의 상승에 따른 공용관리비 수준을 살펴보았다. 본 연구를 통해 나타난 주요 연구결과는 다음과 같다. 첫째, 아파트단지의 지역특성과 단지규모, 구조적 특징 등 단지특성이 공용관리비에 유의한 영향을 미치는 것으로 분석되었다. 둘째, 본 연구를 통해 공용관리비의 결정에 영향을 미치는 경과연수가 상승함에 따라 공용관리비가 높게 결정된다는 것을 확인하였고, 장기적 측면에서 관리방식이 위탁관리에서 자치관리로 변경될 수 있다는 점을 알 수 있었다. 셋째, 본 연구는 아파트단지의 유틸리티 특성이 공용관리비에 유의한 영향을 미치는 요인이라는 것을 확인했다.

영문 초록

This study investigated the effect of the age of the apartment complex on the management cost of the common area by analyzing the cost determinants in Pyeongtaek City and Anseong City of Gyeonggi-do. The research findings indicate as follows. First, it is found that the regional characteristics and apartment complex characteristics related to size and structural factors have a significant effect on common area management cost. And the older apartment complexes have the higher cost for common area management and the management entities tends to move from the management provider to in-house management. Most of all, it is noteworthy that the properties of the utility have a big impact on common area management fees.
