국문 초록

본 연구에서는 공공임대주택과 민간임대주택간 주거만족도를 비교하는 연구가 아직 부족한 실정에서, 공공임대주택과 민간임대주택 입주자의 주거만족도를 비교 분석하고자 한다. 이를 통해 향후 주택정책 방향의 가이드를 제시하고자 한다. 공공임대주택에 비해 민간임대주택 거주자의 주거만족도가 상대적으로 높은 대략적 경향을 보이고 있다. 본 연구의 4개 영역별로도 ‘주택관리’ 영역을 제외하고, ‘주택의 실내환경 및품질’, ‘주택의 입지환경’, ‘경제성’의 3개 영역에서 공공임대주택에 비해 민간임대주택 거주 자의 주거만족도가 상대적으로 높게 나타났다. 또한, 임대주택 거주자의 주거만족에 대한 종합적 판단이라고 할 수 있는 전반적 만족도 역시 공공임대주택에 비해 민간임대주택의 만족 도가 높게 나타났다. 각 영역별로는 ‘주택의 실내환경 및 품질’, ‘주택의 입지환경’, ‘경제성’ 영역의 경우 민간임대주택의 만족도가 상대적으로 높은 반면, ‘주택관리’ 영역에서는 공공임 대주택의 만족도가 높은 경향을 보이고 있다. ‘임대보증금의 적절성’의 경우에는 양자가 거의 유사한 수준을 보이고 있다.

영문 초록

This study aims that despite the reality that the research that compare the levels of residential satisfaction is still at infancy, is to compare and analyze the level of residential satisfaction of the private rental housing residents and the public rental housing residents. Through this, the study presents guidelines on the future directions of the future housing policy. Compared with public rental housing, in general terms, the level of residential satisfaction for private residential housing has a higher tendency. Even with the exclusion of the field of residential management out of the four fields of in this study, the remaining three fields of interior environment and quality of the housing , locational environment of the housing and economic feasibility showed higher level of satisfaction for the private rental housing than the public rental housing. Also, general level of satisfaction which can be considered as the comprehensive judgement on the residental satisfaction of the rental housing residents too, showed higher level of satisfaction for the private rental housing residents against the public counterparts. In the fields of interior environment and quality of the housing , locational environment of the housing , and economic feasibility , the private residential housing showed generally higher level of satisfaction. However, in terms of housing management , the public rental housing showed generally higher level of satisfaction. With regard to appropriateness of the security deposits , the private and the public showed similarities between each other.
