영문 초록

This study was designed to investigate methodologies to predict the activation point of time for REITs industry in Korea. Korea’s REITs industry has made a steady progress, but it is still in its infancy at an international level. In this regard, this study analyzed significant factors for activating REITs industry based on the previous studies, and the results are divided as follows. First, factors for improvements that researchers have presented from laws and institutional aspects include need for tax support, relaxation of legal restraints, and ease of burden for a public offering. Second, substantial realization of REITs industry, training of REITs professionals, and soundness and structural improvement of REITs turned out to be factors from operational aspects. Lastly, issues from social aspects are the spread of social awareness on REITs and expansion of expansion of market size. In this study, methodologies to predict the point in time when activation of REITs industry is intensively recognized were investigated and proposed through the study of major factors for activation of REITs industry. It is adjudged that the prediction of the activation point of time for REITs industry will contribute to providing sufficient information in the development of REITs industry policies and plans of financial institutions and companies. In addition, it is expected that the proposed methodologies for future predictions will help to predict the point in time when the activation of REITs industry is intensively recognized through an empirical verification.
