영문 초록

This paper analyzes the macro and dynamic structure of the land market networks by applying MST method into land sales markets in the Capital Region over the period 2005.1~2018.12. An analysis of the entire analysis period revealed that the network of the land sales markets was a Y-shaped structure with a weak focus. And the hub of the network is Seongnam City, and Three districts in Gangnam, Seoul, is located in the outermost part of the network. In addition, the Capital Region markets was divided into six sub-markets. On the other hand, the analysis of the three sides showed that the basic structure of the less cohesive Y-shaped (reverse Y-shaped) was maintained, but the structure of the network and the sub-markets continued to change with time. And the hub of the network has changed from Seongnam to Gwangjin-gu and Gwangju City. In addition, it was also clear that there was a clear breakdown of the correlation in the face of the stock market s decline. This indicates that the land markets in the Capital Region has a property of the asset market. However, differences between the stock and apartment markets have also been found, which seems to reflect the specificity that exists in the land markets.
