In this study, the retirees of the metropolitan area reduce the residential area in order to secure a minimum living cost for retirement. In particular, we use four characteristics to examine the basis of downsizing in detail: demographic characteristics, residential mobility characteristics, housing tenure characteristics, and housing types characteristics affect the downsizing of residential area I want to see it. The results of the study on the effect of downsizing on the area in residential mobility of the metropolitan retirement class are summarized as follows. In the case of the retirement age group of 50s and 60s, the size of the housing area is downsized. Especially, the downsizing of the area is decided according to the number of households, university graduates, and health. Even if you retire, you will not downsize if you have a large family with a large number of households. Also, among the retirees in their 50s and 60s, if they are university graduates or more, there are many intellectuals in white color. And the healthier you are, the more likely you are not to downsize. However, the residential mobility, housing tenure and housing type characteristics of residential mobility are considered to be downsizing because they are retirement class in 50s and 60s.
