영문 초록

The purpose of this study is to investigate the reasons why business diversity differs by showing the diversity of shopping industry in particular, and to investigate how the characteristics of business sector change according to the business diversity. In order to conduct this study, we conducted empirical analysis based on the data of 88 stores in the main commercial areas of Busan Metropolitan City. First, there are differences in the diversity of trades in the commercial areas where the historic old traditional market and the commercial areas formed in the urban and sub - urban areas. Second, according to the diversity of the shopping area, characteristics of the surrounding area, store changes, and trade changes are different. Third, it was found that the larger the area of business diversity, the larger the population of the surrounding area, The rate of change in the land price was larger in the surrounding area, and the rate of change in land price was increased more when the floating population was larger. The results of this analysis can be interpreted as the characteristics and changes of the trade patterns according to the diversity of shopping industry. It can also provide important implications for revitalizing local commercial areas. First, since commercial boutiques with a wide variety of shopping malls are likely to evolve into commercial boutiques with a wide variety of commercial boutiques, it can be interpreted as a commercial franchise with favorable entry of new franchise businesses and new items. Second, in the case of commercial goods in which various types of stores are integrated, changes in stores are caused by the activation of commercial areas. This will give new jobs and vitality to local communities and small businesses.
