영문 초록

Place is a space that is perceived by a person or group with specific meanings. In addition to this, including attachment to physical space, emotional bond and social friendship is called ‘Place Attachment’. This formed according to the individual`s perception, which can explain the interest in the community. It can also represent perception of area. So place attachment is an important factor in understanding the recognition of local residents. Urban spatial structure has been systematically constructed and managed by the authority of institutional guidelines. In this process, the concept of ‘gentrification’ has emerged and is emphasized to the present. Although its cause and form differ, it can occur in any space where the activation of the city is ongoing. In the case of Korea, it appeared as involuntary migration in the process of redevelopment and reconstruction. Though housing problems have been solved by supplying various types of rental housing, there is still a problem of separation and breakdown of communities and loss of local identity. A number of previous studies have been conducted on the gentrification phenomena expressed as ‘double-edged sword’. However, there is no clear solution yet. The impact of this phenomenon of non-resolvable diagnosis primarily affects local residents, but there is little research on them. Even if it exists, it is still a qualitative study of a small group of about 10 people. Therefore, this study was aimed at a large number of residents living in the area where activation will take place by urban regeneration. And we surveyed them for their perception of urban regeneration and gentrification, necessity of physical facilities and non-physical elements. The purpose of this study is to clarify the causal relationship between recognition and necessity through path analysis based on survey data. Finally, according to the result, the end of the line of this study is to propose the direction of the urban regeneration project from the perspective of residents and to improve the quality of life of them suffering the problems of gentrification.
