This study analyzed the residential satisfaction as a predictor of housing behavior by cluster type by classifying the cluster types according to the factors affecting the residential satisfaction and analyzing the characteristics difference by the type of cluster for the elderly and semi-elderly. Factors influencing housing satisfaction of elderly and semi-elderly people were derived from the external residential environment, the economic residential environment, and the internal environment of the home. The first cluster has the characteristics of being the best residence cost, middle of residential level, poor accessibility, The second group is the middle of residence cost, the best residential level and accessibility, The third group has characteristics of low residence cost, poor residential level, poor accessibility. The residential behaviors intents according to the cluster type were as follows: The first group was residential environment adaptation group, The second group was residential improvement group, and The third group was chronic residential dissatisfaction group. First, the evaluation of the residential environment of the elderly is in a chronic dissatisfaction state. Second, in the case of semi-elderly, the percentage of semi-elderly people who belong to the improvement of housing situation is higher than that of elderly people. It will induce the self-improvement of the housing situation through policy intervention before entering the old age. Third, the housing problem of the elderly is highly likely to become a social problem, so the policy should be diversified in line with the housing needs of various elderly people. In other words, not only the low-income elderly but also the sandwich class and the class that can improve the housing situation should be considered together.
