국문 초록

본 연구는 도시재생사업의 타당성 평가기준을 정의하고, 서로 다른 도심환경과 조건을 갖춘 사업사례별 평가기준 모형을 제안하고자 한다. 이를 위해 서울의 3개의 도시재생사업 지구를 사례로 계층분석기법과 퍼지이론을 기반으로 사업타당성 평가기준의 중요도를 분석한 결과, 창신·숭인지구는 사회·문화적 타당성 부문, 구의·자양지구는 경제적 타당성 부문, 상봉지구는 지역균형발전 무문의 중요도가 각각 높게 나타남에 따라 사업지 특성에 따라 평가기준 간중요도의 우선순위가 각기 다르게 나타므로 평가기준 항목별 가중치의 일률적 적용보다는 지역적 특성에 따라 다르게 적용해야 하는 것으로 나타났다. 본 연구는 사업의 추진 과정에서 발생하는 여러 가치 및 목적이 상충할 시 우선순위를 결정하고 유연한 사업관리를 위한 근거로 활용될 수 있다는 점에서 연구의 기여를 가진다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES This study aims to identify the evaluation criteria of feasibility for urban regeneration project and define the weight level depending on the regional characteristics of three ongoing urban regeneration projects towards the optimal application of feasibility criteria to following urban regeneration projects. (2) RESEARCH METHOD The evaluation criteria have been identified based on prior literature review and expert consultation. And the AHP methodology and Fuzzy theory have been implemented to develop the weight for criteria based on the survey by 47 experts from 11 establishments. (3) RESEARCH FINDINGS Research finding indicates that the 4 criteria and 16 sub-criteria have been determined, and the ‘sociocultural’, ‘economic feasibility’, and ‘balanced regional development’ criteria are the most important criteria in each project. It is noteworthy that the important criteria and their priority orders are different from one another. 2. RESULTS This study proves that the urban regeneration project should be initiated with focus on regional characteristics under given circumstances, which should be examined in the planning stage. It will help avoid conflict and expedite the project management.
