This study aimed to analyze factors deciding the price of apartment houses located mainly on the eastern & western side of Busan, using Hedonic Price Model. First of all, using GIS, it chronologically looked into the data on the price of housing sales & chonsei in Busan area for the period from 1960 ~ 2011 on the basis of the year they were occupied. Then, the data went through an empirical analysis, which showed that factors positively affecting the apartment housing sale price, a sub-variable, are eastern·western side, income level, brands, what floor it’s on, number of private tutoring academies, occupation year, number of total households, structure of the front door and so forth while factors negatively affecting the apartment housing chonsei price are number of schools, the larger an apartment house is, the farther a house is from subway stations & parks and so forth. Lastly, the result analyzing the goal of this study, whether there’s difference in apartment housing price between the eastern & western part of Busan, showed that its eastern part has more grip on the apartment housing price than its western one does.
