The paper analyzed the factors that make the changes of alternative investment goods give effects on the officetel auction market by building a model to determine the winning bid rate of officetel including the factors of alternative investment goods of officetl and suggest implication for officetel investment. The analysis results have implications as follows: First, the increase of house sale price elevates expectation for increase in the price of officetels, the alternative investment goods, and may show positive effects on the officetel market. Therefore, it can be said that the house sale market's fluctuations occur while being associated with the officetel market closely. second, reduction in the earnings rate of company stocks, the alternative investment godds, did increase the merit of officetel investment, so we can say that company stocks' earnings rate fluctuations do have symmetric effects on the officetel market. Lastly, the vitalization of the stock market lets the money in the market flow into the stock market from a short-term
perspective, but if the time difference gets greater, the funds that have flowed in get to secure some stability again and then flow into the officetel market that provides steady cash flow, so from a long-term perspective, it can be said to show positive effects on the officetel market..
