직무분석을 통한 부동산 교육과정 개발

국문 초록

최근 부동산시장의 침체로 부동산 산업 환경의 변화가 빠르게 변화하고 있다. 이에 따라 부동산 전문인력에게 요구되는 역량과 역할이 점점 더 다양해지고 있다, 그러나 현행 교육과정으로는 부동산 산업체에서 요구하는 교육과정을 충족시키지 못하고 있는 실정이기에 이 연구에서는 직무분석법을 이용하여 부동산 분야 산학협력 맞춤교육을 위한 교육과정을 개발하고 이를 적용함으로써 부동산 분야의 우수한 전문 직업인을 양성하고자 하였다. 연구의 방법으로 교육목표와 교육내용을 비교적 단시간 내에 추출하여 교육과정을 개발하는데 효과적인 데이컴(DACUM)기법을 활용하여 5개 직무로 부동산공통, 부동산중개, 부동산관리, 부동산금융 및 투자, 부동산개발로 구성하였다. 각 직무별 책무로 부동산공통에서는 부동산 일반기획의 7개 Task로 부동산중개에서는 부동산계약의 7개 Task로 부동산관리에서는 부동산운영의 4개 Task로 부동산금융 및 투자에서는 부동산의사결정의 6개 Task로 마지막 부동산개발에서는 부동산공급의 6개 Task로 분류되었다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES The recent recession of real estate market has accelerated the changes to the real estate business environment, which has increasingly diversified the capabilities and roles required from real estate professionals. The current curriculums, however, do not meet the needs of the real estate businesses. This study thus set out to develop a curriculum for custom education based on industry-academy collaboration by using a job analysis technique, apply it, and contribute to the production of excellent professionals in the field of real estate. (2) RESEARCH METHOD As for methodology, the study employed the DACUM technique that was effective for identifying educational goals and content relatively in a short period of time and developing a curriculum based on them. (3) RESEARCH FINDING The DACUM technique led to a curriculum, which was comprised of five jobs including common real estate, real estate brokerage, real estate management, real estate finance and investment, and real estate development. As for the tasks of each job, common real estate contained seven tasks of general real estate planning; real estate brokerage did seven tasks of real estate contract; real estate management did four tasks of real estate operation; real estate finance and investment did six tasks of real estate decision-making; and real estate development did six tasks of real estate supply. 2. RESULTS This study was conducted in the situation of prescriptive education policies by the government involving the cultivation of specialization colleges and universities according to the rapid decrease of population and the absolute reduction of school age population. In pursuit of the educational goal of bringing up professional real estate workforce focused on the practical qualities, a curriculum was developed based on the creation of job descriptions and task specifications.
