1. CONTENTS
(1) RESEARCH OBJECTIVES
This study aims to analyze the determinants of land price around river, focusing on the effects of natural disaster and risk of river on the land value.
(2) RESEARCH METHOD
This study was used by ordinary least square model (OLS) and principal component regression. We tried to examine three types independent variables: Land feature variables River feature variables and Natural disaster variables.
In particularly, we consider the following: distances to river, flood mitigation facility(ex. dam, levee, drainage pump station). flood damage, and risk of river.
(3) RESEARCH FINDINGS
In the results of this study, the most importantly, flood mitigation facilities are positively related to land price around river but natural disaster damage and risk of river have a negative effect on the land value.
2. RESULTS
The major findings from this empirical analyses are as follows. In the land characteristics to denote physical features such as land size, site situation. street adjacency, and subway influential area, it is shown that location conditions of front or right of a river associate with high land price and reaffirmed that street adjacency or accessibility of subway are positively influenced with the land value. And a factor which is the distance from the river is negative. It is also found that the variables to denote river features are negative predictors such as length of a river and basin slope, but covering over a river. private use of a river, CN, and basin area positively influence land property values. In addition. it was revealed the variables to denote flood damage and potential flood risk about a river are negative predictor in residential property values around a river. And dam. reservoir and levee positively impact land price around a river. However, the existence of drainage pump station drops the land value.
