1. CONTENTS
(1) RESEARCH OBJECTIVES
These days, UEC. Urban Entertainment Center. a.k.a. large-scaled retail complex is regarded as an influential fact of increasing price of adjacent apartments. It brings not only regional development and economic growth, but also large asset for local residents. Besides, the price of apartment is index of individual wealth and regional development. UEC such as Kyeongbang Timessquare is connected to the biggest interest as increasing a price of adjacent apartments. and it is expected to generate ripple effects on local economy.
(2) RESEARCH METHOD
This study was performed theoretical analysis as well as empirical analysis. The price of apartments near Timessquare were selected as the scope of the empirical analysis in this study. a price model were analyzed using Hedonic Price Approach. After analyzing the basic statistics analysis method, has been the significance determination process to remove insignificant variables. After that, through the analysis of multi-collinearity correlation through SPSS have a variable set so went through the process of removing the strongest variables, multiple regression analysis was performed.
(3) RESEARCH FINDINGS
According to documents and data from research, the distance between UEC and adjacent apartments has a little relation but it is hard to conclude that the influence is significant. Hence, common notion that shorter distance from UEC is higher price of adjacent apartment is not always correct. The analysis of the influence of UEC on price of adjacent apartments through Kyeongbang Timessquare and neighboring apartments would be valuable information for expectation and speculation of even other site.
2. RESULTS
Apartment prices and the environmental characteristics of large scale commercial facilities has positive correlation, but the effect was found to be insignificant. Therefore, it cannot recognize the fact that UEC only gives a synergistic effect unconditional on the price of nearby apartments right.
