Korea comes into the era of low growth and population decline and in order to prepare, it demands maintenance and policy improvement of step-by-step housing market. In this study, we are were discussed about housing market’s structural problems due to its various factors, at the process of interconnecting between change of structure of population and housing demand in accordance with low birth rate and aging in housing market.
Through Study on housing demand according to Household characteristics, we approached to continuous growth of the population, housing total supply insufficiency, and constant housing price increasement as awareness of issues ; however, it seems to change of stable housing supply policy which is suitable for housing-demand-class-by and housing-type-by, hereafter.
In this study, we emphasized not only improvement in the housing market itself, but also overall social and economic structure’s changing necessity, for ensuring a steady housing effective demand. As Short and long-term, from infants, adolescents, to older people, through each kind of facilities and software-like support for stable social welfare service production, we suggested to reduce indirectly social costs of possible production population, and for this, social agreement and political determination should be preceded.
And in terms of housing supply, we need to move away from housing supply method of lotting-out-aim and translate to public rental housing policy-driven. If we utilize National Pension, etc., which support current financial markets for activation of rental supply, as rental housing funds. it would be plans for providing stable earning rates and at the same time, heightening rental policy.
In this study, there are limits that issues derived from tax of government and company’s production economics associated with the housing market, due to handling simple structure of population and housing. However, we can say it is significant meaning at the point of suggesting concealed problems in recent housing market and in the future research, we will need follow-up studies that considers government production economics.
