1. CONTENTS
(1) RESEARCH OBJECTIVES
The purposes of this study is to understand interregional causality patterns of housing Price Variations by Housing scale and find out periodical and spatial reaction of the Housing price variation to one another.
(2) RESEARCH METHOD
The obtained data consists of apartment price of 8-years from January of 2000 to April 2008. This paper uses Granger causality to analyze the relationship between housing price and housing scale with the date.
(3) RESEARCH FINDINGS
Seoul is categorized by two groups, which are CBD·South East and North East·North West·South West, and proved to be different in average housing price.
2. RESULTS
The results show that: first, it is necessary to identify the main area of changing housing price. In addition, housing market needs to be classified by housing size; second, the prices of apartment in many cities such as seoul reacted primarily to their own past movements while the changing price and housing supply policies by government change strategies in an individual region.
