수도권 지역의 아파트 경매물건에 관한 실증연구

국문 초록

  본 연구의 목적은 불량채권 처리시장인 법원 부동산 경매물건의 공급과 소비과정을 통해 경제상황과 응찰현황을 파악하고자 하였다. 이를 위해 수도권 지역 아파트경매물건1)을 연구대상으로 하였다. 수도권 아파트 경매물건 중 1999년부터 2006년까지 총 8개년 간 각 400건씩 총 3,200건을 무작위 샘플링, 특성분석을 통하여 경매물건의 공급현황과 낙찰(=소비, 처리)특성을 살펴보았다. 경매물건 변동현황과 함께 거주여부, 경매종류, 압류건수, 경매에 이른기간, 채권자종류, 보증여부, 물건규모, 채무액수, 소유권 취득경과개월수등 채무자 특성을 파악하였다. 연구결과 경매물건의 공급측면인 채권금액, 채권회수율, 채권부실률과 소비측면인 유찰률, 낙찰가율, 낙찰경쟁률을 파악할 수 있었다.

영문 초록

  The purpose of this research is to understand the current status of real estate market through supply and consumption procedure of articles for auction. There were 854,789 articles for 8 years (1999∼2006) in whole country, and 350,403 articles belong to the metropolitan area, including Seoul, Incheon and Gyeonggi do. In detail, the number of apartment among the articles was 68,701 in metropolitan area, including 21,261 of Seoul, 21,246 of Incheon and 26,194 of Gyeonggi. This research extracted the 3,200 samples from the articles, 400 items from each year upon the region to prepare the data. It conducted the characteristics analysis upon the data in order to investigate supply status of the articles and the characteristics of a successful bid within the term. This study could understand the characteristics of an obligator, including the consumption aspect of articles like non-successful bid rate, the highest bid price rate, successful bid competitive rate and several characteristics of oblige such as bond price, bond recovery rate and bond delinquency rate through the reality of residence, type of auction, number of real distress, the term until the auction, type of oblige, the existence of warranty, size of the article, amount of debt and the term since the acquirement of ownership as well as the change status of article number for auction.
