1. CONTENTS
(1) RESEARCH OBJECTIVES
This study aims to find out profitability index by analyzing two different housing sales systems indicating the pre- and the post-construction sales systems in housing rebuilding projects. By doing this, it is clarified that there is a significant difference between two systems in terms. of a profit after the completion of the project.
(2) RESEARCH METHOD
NPV(Net Present Value)
(3) RESEARCH RESULTS
This study showed the difference of the profitability indexes between two different housing sales systems, that is, 1.25 under the post-construction sales system and 1.17 under the pre-construction sales system. This means that the housing rebuilding project under the post-construction sales system is less profitable than the other.
2. RESULTS
This study shows that the housing rebuilding project under the post-construction sales system is disadvantageous in making profit. This result implies that the sale price of housing under the post-construction sales system should be increased to 11 % in order to maintain the same level of profit under the pre-construction sales system.
