1. CONTENTS
(1) RESEARCH OBJECTIVES
Evaluation system for special purpose land dose not reflect realistic components in determining its price so this study find out ingredients that affect price on special purpose land and suggest new method for evaluating special purpose land.
(2) RESEARCH METHOD
Through literature review lists of variables was selected for evaluating special purpose land and specialist for each land type confirmed final variables that affect price on each special property type.
(3) RESEARCH RESULTS
Cost approach is a most reasonable approach in evaluating for special purpose property and standard cost should be set up according to its use and type. Variables that was selected for evaluation can be a adjusting factor for pricing.
2. RESULTS
According to the type of land there are numerous variables can be meaningful ones in evaluating pricing of special purpose land. Each type of special purpose land has its unique character so this is a cause of different composition of variables.
