1. CONTENTS
(1) RESEARCH OBJECTIVES
In Mokpo city, the focused area of this study, there are many economic and social environments change these days. For example, the west-coast expressway, the construction of new outer port, the connection of bullet train and the movement of provincial headquaters. In this study, although it happened long-term depression in the past of Mokpo city, these new changes have widely influenced on people"s preference pattern in housing.
The goal of this study is to find out changing value of apartment in Hadang New Town through the Hedonic price function model. For developing this study, specific areas(Sinheung-dong, Hadang-dong, and Okam-dong) were firstly chosen. This study considers the following independent variables in these areas Physical quality, Living condition, environment. Whereas apartment price list in the first quater of 2006 was analyzed as a dependent variable using Hedonic price function model.

(3) RESEARCH RESULTS
Firstly, the supposition, distance from Hadang Peace Park affecting apartment price can be adopted by proving three revolution models. Secondly, It observed, apartment that have Spacious, Layer of apartment(from 5 to 13), individual heating system and stair style depend on how expensive one is. Thirdly, apartment which was recently built and close to the hospital make it expensive. At last, to figure out the relations between distance from Hadang Peace Park to apartment and apartment price by using Scatter diagram method. I can get the result that price is expensive if the distance is close, and also find out that relations between distance and date of construction are very high.
2. RESULTS
Hadang New Town has a good view of mountains and the ocean, especially there is fair large enough square, so residents can get the cultural flavor and amenities. Futhermore young and middle age people have lived there, it"ll make positive effect to resident"s life in that area and even in terms of price. According to the movement of Jeonnam provincial headquarters, the Hadong Peace Park has been heavily effecting on the price of the house more. In the future, it is crucial that urban government should know features of the house desire and the location which customers want in this area.
