1. CONTENTS
(1) RESEARCH OBJECTIVES
The purpose of this study is to examine the reasons for why industrial redevelopment projects do not occur in Seoul, and to find how these projects can be actively implemented for deteriorated industrial areas.
(2) RESEARCH METHOD
Literature and secondary data review, Focus group interview
(3) RESEARCH RESULTS
Major findings and suggestions of this research are as follows : First, the industrial redevelopment projects are implemented in the form of apartment-type factory and mixed use development buildings with residential, commercial, and industrial functions.
Second, these projects are not successful without comprehensive planning direction and public support system with sufficient financial resources.
2. RESULTS
This study finds out the project type of industrial redevelopment; apartment-type factory and mixed use development buildings. It is argued that the reason for why industrial redevelopment projects have not been implemented is clarified as the objection of land owners due to low financial returns, conflicts between owners and tenants, and difficulty in searching for the substitute land for the factory. Therefore, public sectors are willing to promote industrial redevelopment projects by providing comprehensive planning direction and supporting these projects with sufficient financial resources.
