1. CONTENTS
(1) RESEARCH OBJECTIVES
It is necessary to vitalize the special features and developmental dynamics of the regional real estate market by widening the scope of real estate research and analysis which was mainly focused in Seoul and the metropolitan area. Now a criterion must be provided for the synthetical achievement of a more comprehensive literature and research dealing with real estate.
(2) RESEARCH METHOD
First, in terms of the method of analysis, we will look into the fact that the Busan and Kyeong Nam areas have large scale areas for developmental dynamics. Also, statistics in land price, ratio of housing distribution, rising sale prices of apartments and others factors will be considered and we will analyse these statistics to see how they affect and influence the price of real estate.
(3) RESEARCH RESULTS
To revitalize the current stagnant real estate business and make the market mechanism smoother, instead of creating effective demands, we concluded that it was more effective to introduce tax reduction policies for the vitality of the real estate business.
2. RESULTS
Instead of a temporary support system of the stagnant real estate business, it is necessary to provide a more efficient and long-term policy. In terms of supply and demand, it is proved that the tax reduction on the transaction of real estate have had the largest
economic effect on the market. We are able to realize, through experience, that the reduction of real estate transaction tax was not only effective in vitalizing the real estate market but also
provided a positive effect on both the national and regional economy.
